MEET MICHELLE BASMAJIAN REALTOR "Committed to Service and Communication" Hello, I created this website with one thought in mind, your needs. I wanted to provide you a professional website loaded with expert information on buying or selling a home in the New Jersey towns of Medford-Medford Lakes-Shamong-Tabernacle-Lumberton-Marlton-Evesham and surrounding Burlington County towns that will both educate and guide you when you considering buying or selling a home today. Recent changes in the Burlington County Real Estate Market Create New Opportunities for Buyers and Sellers a like! I see Medford's Real Estate Market slowly heading in the right direction again. Some may say that we are still in a Buyer's Market, others may view it as more balanced Market. The good news is we are selling houses, while still looking at great deals and opportunities for both 1st Time Buyers, Move up Buyers and Investors a like in Medford and surrounding Burlington County New Jersey communities. Selling you Home can be overwhelming. Many of my home sellers are anxious about the process and what needs to happen before they hand off their home keys to the new owners. Even before the decision is made to sell, I know you will have questions about Current Market Conditions and you may wonder if now is Good time to sell and if so how do I get my home ready for sale? Almost all of my sellers go through this thought process… after all its a big decision, one that alters your daily life for at least couple of months. So it is better to have these questions answered before hand. When time comes to sell your home you will need to know how to get ready for an Open House, if you choose to have your Realtor hold an Open House to promote your home for sale. Than you may want to learn about the importance of listing your home with a Realtor and why it is crucial to have your listing on the MLS system.

Real Estate Contracts >Taking It With You
Before you list your home for sale, take a careful look around. Are there some items you will want to take with you? There may be a dining room chandelier that has been in your family for three generations, a ceiling fan in the master bedroom, or the bookcases in the den that look built-in but are not.
Normally all fixtures are conveyed to the new owners when a house is sold. This includes anything that is attached to walls or ceilings and, in some areas, all major appliances that are installed in the house. If you have fixtures that you don't want to convey, tell your agent what you want excluded from the agreement at the time you list your property for sale.
If it is convenient, it is best to remove any light fixtures or ceiling fans you plan to take with you and replace them before the property is shown to prospective buyers. List all items that are not being sold with the house on your home fact sheet to ensure that they will not become an issue when a buyer makes an offer.
